We specialize exclusively in the planning, development, legal verification, and facilitation of freehold residential and commercial plots across Kathmandu Valley.

2. Property Listings & Pricing Accuracy

All plot dimensions (Ropani-Aana-Paisa-Daam / Square Feet), orientations, road widths, and pricing listed on this website are verified against official Land Revenue Office (मालपोत कार्यालय) and Survey Department (नापी शाखा) cadastral maps (नक्सा).

While we make every effort to ensure accurate real-time inventory updates, listed plots are subject to prior reservation or sale on a first-come, first-served basis. Final price contracts and payment milestone schedules are executed through formal written agreements (बैना पत्र / लिखत).

3. Legal Verification & Freehold Title Guarantee

Every plot facilitated by K.S. Real Estate Private Limited undergoes mandatory due diligence, including:

• Comprehensive title search verifying clear individual ownership (लालपुर्जा / प्रमाण पत्र).
• Encumbrance and mortgage clearance check with relevant Land Revenue Offices (रोक्का / फुकुवा जाँच).
• Municipality road access and building permit demarcation approvals.
• Boundary verification matching physical site coordinates with official cadastral traces (ट्रेस नक्सा).

4. Site Visits & Booking Policy

Guided site visits across Kathmandu, Lalitpur, and Bhaktapur are provided to prospective buyers without any mandatory fee. To book a specific plot, a formal token/booking deposit is placed under mutual agreement, during which the plot is temporarily removed from public sale while legal documentation and bank financing preparations are completed.

5. Land Area Calculations & Estimation Disclaimer

The online Land Calculator on this website is provided as a utility based on official Nepalese conversion constants (1 Ropani = 16 Aana = 5,476 Sq. Ft). Final transaction boundaries and recorded revenue taxes are calculated strictly according to the deed certificate issued during legal registration (रजिस्ट्रेसन पारित).

6. Governing Law & Jurisdiction

These terms and any legal contracts resulting from our transactions shall be governed by and construed in accordance with the Muluki Civil Code, 2074 (मुलुकी देवानी संहिता, २०७४) and the laws of Nepal. Any disputes shall be subject to the exclusive jurisdiction of the competent courts in Kathmandu, Nepal.
